In plain words, it depends on what got wet and on your declaration's insurance article. Before we get to work, common elements like the roof, corridors and shared risers are the association's responsibility.
What is the difference between walls in and bare walls coverage?
In plain words, bare walls means the master policy insures the structure and stops at the unfinished studs, so drywall, flooring, cabinets and fixtures are on your policy.
Once we are on the job site, the HOA says I have to pay their deductible. Is that legal?
In plain words, many declarations do allow the association to charge its deductible, or a share of it, to the unit where a loss originated.
What is loss assessment coverage and do I need it?
In plain words, it pays your share when the association assesses owners for a loss, including a deductible passed to your unit.
Once we are on the job site, water came from the unit above mine. What do I do first?
To straighten this out, move what you can away from the drip line, then send written notice to the managing agent and ask for a work order reference.

Do I need board approval before you start work?
Once we are on the job site, not for work inside your own unit boundary, which you can authorize yourself. Once we are on the job site, anything in a corridor, riser closet, roof assembly or another owner's unit needs association authorization, and we request it directly.
